This baroque inspired corner building in the middle of Merzig was extremely neglected and dilapidated. The historical building guidelines added to the complexity of this project. The building needed extensive improvements internally to create modern living spaces with a high standard of finishing: Bleach wood flooring, light coloured tiles, central heating and new bathrooms.
The ceilings of each floor received increased insulation and fire protection to respect modern building demands for the 3 apartments and street level bookshop.
The fa�ade was restored to its prestigious beginning, via painstaking sandstone restoration, several damaged details were replaced with local sandstone and new double glazed windows installed, without changing the original proportions.
Although the fire protection, insulation and modernising requirements of this listed building were high, the architect and team achieved all within an extremely limited budget.
